If you would like to book a specific pitch, we ask that you book far in advance and either mention it to our Park Managers on booking or add a note into the ' Special Requests' box when booking online. We can't guarantee it, but we will try our best to accommodate you!

Unfortunately, we can't accept Caravan & Motorhome Club vouchers.

We like to think our parks are family-friendly and somewhere where our guests can 'get away from it all' and enjoy some peace and quiet. For these reasons, there may be restrictions on bookings from all male or all female parties of over 4 people (e.g. hen parties & stag dos).

We can accommodate groups of up to 4 pitches. One guest can make the reservation, but we do ask that each guest provide us with their contact details.

Check-in is from 1 pm. If you can’t get to us before 5 pm (6 pm on Fridays), we ask that you inform us in advance as the reception may be closed. The latest you can check on your pitch is 8 pm. We do have a late arrivals pitch at most of our sites (excluding Llanberis and Poston Mill) with electric hook-up for anyone who arrives after this time to prevent disturbing other guests.

We ask that your remaining balance is paid 48 hours in advance of your arrival date. When you arrive on-site, you will need to come into reception and check in. On check-in, please bring your Caravan & Motorhome Club/ Camping & Caravanning Club to receive your discount. You don't need to print your booking confirmation, so don't worry about bringing this with you.

In addition to your accommodation, one vehicle is permitted on the pitch at no additional cost. Commercial and sign-written vehicles may be asked to park in the car park. Additional vehicles are chargeable at £3 per night and will usually have to be kept in our visitor car park.

Yes, there are some site rules you need to be aware of before you stay.

By following these simple rules, you can contribute to a positive and enjoyable experience for everyone at the park.

Site Rules

Commercial or working vehicles, including large vans may be asked to park in our visitor car park. If you would like to check if your vehicle is classed as commercial, please contact the park directly.

Yes, the pitch allows for one vehicle. Additional vehicles are chargeable at £3 per night and will usually have to be kept in our visitor car park. We regret that sign written/ commercial vehicles are not allowed on the park and may be asked to park in our visitor car park.

You can enjoy the convenience of charging your EV or Hybrid Vehicle on your pitch for a flat fee of £9. This fee covers overnight charging using a standard Mode 2 cable and should fully charge your hybrid battery or provide a helpful top-up for electric cars.   Want to charge during your stay? Just speak to our friendly team on arrival or during your visit.

Yes, but like most parks we do charge a small fee of £1.50, and your awning and guy ropes have to be within your own pitch.

You can use an awning for extra sleeping accommodation, provided the main outfit is occupied and the number of people on the pitch does not exceed the maximum occupancy of 6 people.

Your confirmed price won't change, but any modifications to your booking may affect the cost.

We aim to put pitches on sale in mid-September to book online or over the phone for the following year, and will update our email subscribers and social media followers when these are live.

Yes, you can! We just ask that all visitors report to reception and leave the Park before 10:00 pm. Visitors’ vehicles are subject to a £3 per day charge and must park in the car park.

Barbeques are allowed on site, but open fires and fire pits are not. We ask that barbecues are raised off the ground enough to reduce fire risk and avoid grass damage; please ask reception for bricks if required.

Unfortunately, we're unable to allow guests to bring their own generators.

We offer free Wi-Fi across all our parks (excluding Bow House Country Park).

You can access the Wi-Fi by clicking on the park's Wi-Fi and inputting the password, which will be attached to your site map. Simply connect to the Wi-Fi and follow the on-screen instructions.

Yes, in our information rooms there are lots of leaflets and guides on things to see and do, and our staff are always happy to help.

No, the pitch fee covers the use of all pitch services.

You will not find a clubhouse on the parks, as our customers value peacefulness.

All of our shower and toilet blocks are heated.

All of our toilet blocks are open 24 hours. We have limited facilities (no showers or laundry) for a short amount of time each day to allow for the facilities to be cleaned.

Irons are available within the laundry rooms.

All of our holiday parks have laundry rooms (except Bow House Country Park), allowing you to pack lighter for longer stays.

Unfortunately we do not have any secure bike storage areas on any of our parks.

We ask that you leave the site before 12 pm on the day of your departure.

We’re excited to announce there are now two EV charging points at Ludlow Touring Park! We're committed to sustainability and hope to be bringing this option to our other parks soon.

In the meantime, if you're staying at one of our other parks and need to charge your EV, just ask our friendly staff for information on nearby charging stations. To ensure everyone has a safe stay, we kindly ask guests not to charge any EV vehicles on their pitches.

Pitches should be vacated between 8:30 am and 12 noon on the day of departure.

If you would like to check out late (between 12 noon - 5:00 pm), please ask our Park Managers before 11 am on the morning of your departure. Please note; this cannot be guaranteed and is dependent on occupancy. There is a late departure charge of £10.

You can make another booking when you are at the park, just ask at reception and they'll make the booking for you.

If you have a complaint, we do recommend that you pass this on to our Park Managers as soon as you can. They will be happy to deal with it immediately so you can enjoy the rest of your stay. If you would like to make a complaint after your departure, please email info@morris-leisure.co.uk.

To secure a holiday home we will normally ask for a 10% deposit. Once we receive this deposit, we immediately take the holiday home off the market and it will be reserved for you. We will work with you on a suitable timescale for the completion of your purchase.

We may be able to site your holiday home on an available plot of your choosing, but this is subject to availability. If you have a plot in mind, don’t hesitate to discuss this further with the park’s team.

Site Fees and Rates

Site fees are billed once a year and include water and TV connection, ground maintenance, use of facilities, and security.

Please note: Rates are invoiced separately at our Poston Mill Park.

Additional Costs to Budget For

Gas and electricity: Your gas and electricity consumption will be billed twice a year. We purchase electricity on the forward market on a commercial basis, allowing us to typically offer more competitive rates than you would find at your main residence. Please note that we do not profit from the reselling of electricity.

Drain Down and Reconnection: To prevent water damage to your holiday home, we strongly recommend draining it down at the end of the season and arranging for reconnection at the beginning of the season. Our team at the park can provide recommendations for contractors to perform these tasks or you can arrange them yourself.

Gas Safety: A gas safety check or service must be completed by a GAS SAFE engineer annually. The team at our parks can recommend qualified engineers for this service.

Insurance: New-for-old insurance is required for your holiday home each year. We can arrange your insurance through Compass Insurance. For more information, please click here.

Wi-Fi: Park Wi-Fi is provided at our Oxon Hall, Ludlow, and Riverside parks but due to the nature of the construction of static holiday homes, a landline connection is more reliable and may be something you wish to budget for.

Yes. It’s your holiday home and you can invite close family and friends to visit and stay with you as long as the park is informed prior to arrival. However, commercial subletting is not permitted.

You can use your holiday home for short breaks and longer holidays but it cannot be used as your main residence as this would breach the park's site licence. None of our Holiday Home Parks are residential parks and therefore holiday homes cannot be occupied as permanent residences. All holiday home owners must have a European residence and an alternate address where council tax is paid.

To maintain a high standard of quality and appearance, the permitted age limit for all static holiday homes on the park is 15 years from the date of origin and 25 years for lodges.

Our holiday home parks are owner-exclusive which means that unfortunately, holiday homes aren’t available for hire.

We are looking into offering some holiday lets at our Poston Mill park so watch this space!

Yes – you are welcome to sell your holiday home privately or we may give you the option to sell it back to ourselves. If the holiday home is not suitable for resale, our team will advise you on alternative methods of selling.

As an owner of a static holiday caravan situated on a UK park it is not mandatory, as long as you have a valid TV licence at your main residence. However, this is on the understanding that the TV in your main residence will not be in use at the same time as the TV in your static caravan.

The council tax is included in your yearly site fee.

All holiday homes are owner-occupied. Owners can come and go as they please, and their friends and family are also welcome to stay. No owners are permitted to sublet their holiday home, as our number one priority is to make owners feel safe, comfortable, and relaxed. It gives you the peace of mind of knowing that the caravan is being looked after and saves on potential cleaning and maintenance costs. We also want you to have complete freedom as to when you want to use it and to create an atmosphere of mutual consideration.

Simply get in touch with us, and we'll be happy to help. We look forward to hearing from you.
